Where prices have been since 2019

Closed sales in 92130 through September 2026 tell the story of a strong multi year run. The median price for a single family home was $1.36M in 2019. Three years later it peaked at $2.39M in 2022, then slipped to $2.20M in 2023. Prices came back to $2.60M in 2024 and have held there through September 2026.

From 2019 to 2026 the median price is up 92%, which means a typical Carmel Valley home now costs almost double what it did seven years ago. The average tells a similar story, rising from $1.60M in 2019 to $2.81M this year. The average always sits above the median because a handful of high priced sales pull it up, so the median is the better guide to what you should expect to pay for a typical home.

This year compared with the same period last year

From January through September 2026 the median sold price is $2.60M and the average is $2.81M, across 180 sales. Over the same months in 2025 the median was $2.56M, the average was also $2.81M, and there were 191 sales. So the typical home sold for a little more this year, the average held steady, and slightly fewer homes changed hands.

Single months can be bumpy because only a handful of homes sell in any one month. February 2026 hit $3.10M on 17 sales, while January had just 5 sales and March had 9. Swings like that can move one month's median a lot without changing the bigger picture for the year.

What this means for an investor

Rents have not kept pace with prices. The median closed lease for a single family home here went from $4,900 a month in 2019 to $6,500 in 2026, a 33% increase, while the median price rose 92%. Put another way, a year of rent covered 4.3% of the median price in 2019 and only 3.0% today. That is the gross rent yield, and a lower yield means less income for every dollar you spend on the purchase.

For buy and hold investors, that points to tighter cash flow and a bigger reliance on paying down the loan and on appreciation to make the numbers work. Use the median price as your typical home when you model a deal, then test a higher priced scenario closer to the average.
