Where prices have been since 2019

Closed sales in 92009 through September 2026 show a market that climbed fast and then found a ceiling. The median price for a single family home in La Costa was $1.09M in 2019. It reached $1.50M in 2021 and $1.85M in 2022, slipped to $1.70M in 2023, then pushed back up to $1.90M in 2024 and $1.95M in 2025. So far in 2026 the median sits at $1.86M.

That is a 72% gain since 2019. The average tells a similar story, rising from $1.13M in 2019 to $2.05M this year. The average sits above the median because a handful of high priced sales pull it up, so the median is the better guide to what a typical home costs.

The chart below shows the month by month rhythm behind those yearly numbers.

This year compared with the same period last year

This is where La Costa breaks from the long climb. From January through September 2026 the median sold price is $1.86M and the average is $2.05M, across 250 sales. Over the same months in 2025 the median was $2.00M, the average was $2.09M, and there were 211 sales. More homes are selling this year, and the typical one is selling for less.

Single months can swing on just a few sales. The highest monthly median since 2019 came in April 2025 at $2.20M, while February 2026 came in at $1.56M on 16 sales. One soft month does not make a trend, but the year to date numbers point the same way.

What this means for an investor

Here La Costa looks better than many coastal zips. The median closed lease for a single family home went from $4,275 a month in 2019 to $6,600 in 2026, a 54% increase, against a 72% rise in price. A year of rent covered 4.7% of the median price in 2019 and still covers 4.2% today. That share, the gross rent yield, has held up far better than in nearby zips where prices nearly doubled.

For buy and hold investors, rents have kept most of their pace with prices, and a softer 2026 could give buyers a little more room to negotiate. Use the median price as your typical home when you model a deal, then test a higher priced scenario closer to the average. Check your rent and expense assumptions with the cashflow calculator, browse current listings, and find more local context in the La Costa guide.
